Planning Permission

The most commonly requested service from KADS is for ‘Planning Drawings’ as this is often the first part of the planning/building regulations process. This is the stage where your ideas for your property can start to materialise.

KADS can help with all aspects of Planning Permission as we deal with many of the local authority planning departments on a daily basis.

This value added service can save you time whatever your project, as we will make the planning application on your behalf to the known standards required by your planning authority.

Permitted Development

Did you know that you may not require planning permission to extend your property, since many extensions now fall within “Permitted Development Rights”

"Permitted Development Rights" can be restricted in some areas of outstanding natural beauty, or conservation areas for example. In which case, planning permission for extensions will still need to be sought.

KADS has experience in dealings with many local authorities and will advise whether or not you are likely to require planning permission.

Please note, regardless of whether or not Planning Permission is required, you will still require Building Regulations approval and KADS can help you obtain this by preparing fully comprehensive Building Regulation drawings for Building Notice or Full Plans approval, See building Regulations Page.

Unfortunately, KADS are unable to guarantee that your proposal will be granted planning permission. However we do have positive experience in appeals and for a fee can support an appeal. Considered on a case by case basis.

To the right is an example drawing used to obtain a Lawful Development certiciate proving the proposed development was within Permitted Development.

Agents Service

The ‘Agents Service’ is applicable for both Planning and Building regulations applications. The service includes completion and submission of all forms and plans via the planning portal and acting as your planning agent, removing the stress of dealing with the local authority direct.
